Default has been made in the conditions of a mortgage made by Charles E. Bruins and Barbara A. Bruins, husband and wife, as tenants by the entirety, to Ameriquest Mortgage Company, Mortgagee, dated January 15, 2005 and recorded February 8, 2005 in Liber 2584, Page 1554 Berrien County Records, Michigan. Said mortgage is now held by U.S. Bank Trust, N.A., as Trustee for LSF9 Master Participation Trust, by assignment. There is claimed to be due at the date hereof the sum of Sixty-One Thousand Nine Hundred Thirty-Two and 64/100 Dollars ($61,932.64), including interest at 3% per annum.
Under the power of sale contained in said mortgage and the statute in such case made and provided, notice is hereby given that said mortgage will be foreclosed by a sale of the mortgaged premises, or some part of them, at public vendue at the place of holding the circuit court within Berrien County, Michigan at 10:00 AM on OCTOBER 18, 2018.

PART OF THE SOUTHWEST QUARTER OF SECTION 30, TOWNSHIP 4 SOUTH, RANGE 18 WEST, DESCRIBED AS FOLLOWS: COMMENCING ON THE SOUTHERLY LINE OF PREMISES OWNED BY EDNA B. CORRIGAN PETERSON AT A POINT 997.2 FEET NORTH AND 252 FEET EAST OF THE SOUTHWEST CORNER OF SAID SECTION 30, THENCE EAST ALONG SAID SOUTHERLY LINE A DISTANCE OF 62.44 FEET, THENCE NORTH 207 FEET, MORE OR LESS, TO HAMPTON ROAD, THENCE WEST 62.44 FEET, THENCE SOUTH 207 FEET, MORE OR LESS, TO THE PLACE OF BEGINNING.
The redemption period shall be 6 months from the date of such sale, unless determined abandoned in accordance with MCLA §600.3241a, in which case the redemption period shall be 30 days from the date of such sale.
If the property is sold at foreclosure sale, pursuant to MCL 600.3278, the borrower will be held responsible to the person who buys the property at the mortgage foreclosure sale or to the mortgage holder for damage to the property during the redemption period.
